METROSTUDY: AUSTIN HOUSING MARKET RECOVERY CONTINUES

AUSTIN (Austin Board of Realtors) – The city’s housing market continued its recovery in 2012, with strong increases in sales for both previously owned homes and new homes.

That was the message at today’s Fifth Annual Housing Forecast, cohosted by the Home Builders Association of Greater Austin and the Austin Board of Realtors.

Activity is expected to remain strong in 2013 as robust job growth, rising apartment rents and historically low mortgage interest rates result in more demand for housing in the Austin region.

“For 2013, Metrostudy expects new home starts in the region will increase again over last year’s total,” said Eldon Rude, director of the Austin market for Metrostudy, a provider of primary and secondary housing market information.

Metrostudy’s most recent residential survey indicated there were 7,981 new single-family home starts in the Austin region in 2012. This represents over a 30 percent increase in starts from 2011.

AUSTIN NAMED A 2012 MOST SURPRISING REAL ESTATE MARKET

(Austin Business Journal) – New York-based real estate firm Realty Pin named Austin one of 2012’s most surprising real estate markets.

Austin was cited as the fourth most surprising real estate market among five selected.

“It may not be as big as other cities in the Lone Star State,” the report notes, “but the Texas’ capital city has got a great real estate market.”

Among the pluses: The median sales price in July was 4 percent higher than in July 2011. The time it takes to sell a home is getting shorter.

“As an added benefit, the average joes are having the easiest time selling homes here,” the report states. “According to the latest numbers, if your home is priced at less than $200,000, it will likely sell in less than three months.”

And perhaps even less, based on some local observations.

The one downside of the real estate market here, according to the report, is that rents have skyrocketed.

“So if you plan on calling Austin home, you’ll get more bang for your buck if you buy,” the report continues.

The most surprising real estate market in the list was Honolulu, which has seen strong investor interest by international buyers, especially Asians and Canadians. Foreclosure activity also is low.

In the number two spot is West Palm Beach, Fla., and the surprise here isn’t the good variety. West Palm Beach has a very high foreclosure rate with one out of every 349 homes receiving a foreclosure notice in July 2012. The median home price also dropped 15 percent in July 2012 compared to the previous month.

Minneapolis-St. Paul captured the No. 3 spot where building permits issued have skyrocketed since this spring from a low of 400 in March to 1,100 in July. According to the Federal Housing Finance Agency Home Price Index homes in that northern metropolis have jumped 6 percent since the beginning of the year.

Austin logged in at No. 4 and the No. 5 most surprising real estate market was Richmond, Va., which has had a long hard climb out of the Great Recession. Foreclosures remain a serious problem throughout the state. The current median asking price of a home is $210,000, about the same as it was in the mid-1990s. Pending sales were up 20 percent in July, however, leading to more upbeat expectations.

“It’s nice to see that people are getting more excited about real estate in Richmond, but when you look at the numbers, their enthusiasm is a little surprising,” the report states.

AUSTIN FASTEST GROWING US CITY… AGAIN

AUSTIN (Austin Business Journal) – Texas cities have dominated Forbes’ list of fastest growing cities, with one city taking the top spot for the third straight year.

With a 2012 population growth rate of 2.8 percent, Austin is America’s fastest growing city, according to Forbes and data from the U.S. Census Bureau.

Houston came in second behind the capital city with a 2 percent growth rate. Dallas took third, with San Antonio trailing at ninth.

Other top U.S. cities on the list include Raleigh, N.C. (4), Salt Lake City (5) and Seattle (6).

THE 10 BEST CITIES FOR JOB SEEKERS

(Forbes) – Looking for a new job? You may want to start here. Often, the ability to secure a steady paycheck–and make it last–depends on where you call home.

Researchers at financial literacy website NerdWallet examined the 26 biggest cities in the U.S. to find out which are the most promising hubs for job seekers. They looked at population growth between 2010 and 2011 as an indication of overall business growth, the local unemployment rate, the median income of residents, and the cost of living, which reflects how far your dollar will go.

The result? Austin, Tex., emerged as the best city for job seekers, with explosive population growth and a below average unemployment rate. It also features a low cost of living–renting a two-bedroom apartment, for example, averages just $968 a month.

“If a city is growing quickly, there’s an underlying ripple effect of more companies and a greater need for services,” says Stephanie Wei, VP of Financial Literacy at NerdWallet. “Austin is becoming a tech hub. IBM and Dell are there, and it’s attracting more biotechnology businesses.”

In fact, five of the top 10 cities are located in Texas. Not only does the state generally feature a low cost of living, but Wei says its cities have done a nice job differentiating themselves. Houston, Fort Worth, Dallas and San Antonio are all up-and-coming hubs for niche industries like telecom and bioscience.

Many job seekers believe the biggest city will offer the biggest paychecks. However, Wei cautions that cost of living is an important metric that many undervalue. Living in New York, for example, costs more than twice as much as the national average, so paychecks get eaten up by rent bills. “At the end of the day, what really matters is your net paycheck,” she says. “You can’t assume the biggest city is the best.”
