If you are looking for a grand home in a neighborhood characterized by luxury, privacy, and security, Arbor Place might be the perfect area for you. Arbor Place is a gated community in western Round Rock, with just over 100 homesites. It was developed by David Weekley and Highland Homes during the years 2010-2014. Most of the homes are on large lots, but there are also a small number of garden homes in this community. Houses in Arbor Place are large, with square footage in the mid-3000’s to about 5000’, and built with numerous high end finishes and custom features. These opulent homes are situated on expansive lots, most from a quarter to a half acre, and are typically priced from the mid-$500s to the mid-$700s.

The neighborhood is close to Round Rock’s major hospitals and medical centers, such as St. David’s Round Rock Medical Center and Wyoming Springs Medical Center, making it a popular choice for physicians and executives in the region.

Arbor Place is located north of Ranch Road 620, off Smyers Lane, between O’Connor Drive and Wyoming Springs Drive. The community lies along a circular drive, Park Place Circle. Homes in Arbor Place were built by David Weekly Custom Classics and Highland Homes between the years 2010-2014. These are large, high-end homes with numerous custom finishes and features. Square footage varies from the 3600s to about 5000’. They typically are two stories and have four to six bedrooms; three and a half to six and a half bathrooms; two or three car garages; and two to five living areas. Most of the lot sizes are large, a quarter acre to half acre. There are a few garden homes on smaller lots, for buyers looking for a luxury home in a secured community but without an extensive yard to maintain.

List prices in Arbor Place range from the mid-$500s to mid-$700s. In the past year, eight properties sold, priced between $500,000-$645,000, or a price range per square foot of $126-$158. A market analysis shows that the average home in this neighborhood has five bedrooms and five baths, 4,253 square feet, and sells for a price in the $600s.

These homes by David Weekly and Highland offer multiple high-end features like granite countertops, hardwood floors, chef’s kitchens with butler pantries, large spa-like master bathrooms with soaking tubs, spacious his and hers walk-in closets in the master bedrooms, and crown molding throughout. They have open floor plans with multiple living areas, like media rooms, game rooms, studies, bonus rooms, and extensive outdoor entertaining areas. Most of these lots have numerous trees and extensive landscaping. Commonly the homes are wired for surround sound and security systems. Many also include in-law plans with suites downstairs.

Arbor Place Amenities

The primary draw for this neighborhood is its security and privacy: an iron and stone gate system at the entrance, allowing access only for residents and their personal guests. Arbor Place is governed by a homeowner’s association, but it receives its utilities from the city, so residents do not have to pay additional Municipal Utility District taxes.

There is a small neighborhood park with gazebo near the gated entrance. In addition, Arbor Place is just a short drive from three public parks: Fern Bluff Park, Brightwater Park, and Veterans Memorial Park. This provides residents with access to amenities for active lifestyles, including tennis courts, basketball courts, volleyball pits, soccer fields, baseball fields, a horseshoe pit, exercise station, and walking trails. Picnickers can enjoy the covered pavilions, BBQ pits, picnic tables, benches, and water fountains, while the youngest residents relish the playgrounds and swings.

Golfers looking to buy in Arbor Place will be delighted to know that they are only about four miles from the Avery Ranch Golf Club, a premier daily fee course. It was rated the “Top Luxury Course” in Central Texas by Avid Golfer Magazine, and Golf Digest gave it 4 1/2 Stars and named it to their “Best Places to Play” list.

The Arbor Place neighborhood is zoned to the desirable Round Rock Independent School District. The high school for this community is known for its Fine Arts Academy.
