Brushy Bend Park is an established community of custom homes on acreage home sites in western Round Rock. Most of the homes were built in the late 1970s-1980s, though a few were constructed in the early 1990s.  If you are an animal lover or fisherman, you might find your perfect fit in Brushy Bend Park. Much of the appeal of Brushy Bend Park lies in its large lots, usually over one or two acres, which afford residents quiet and privacy.  The neighborhood has a country feel.  The homes were custom built, so no two are alike, perfect for those who want to live with the convenience of the suburbs but avoid the homogeneous feel of a master-planned community.  Both one- and two-story homes can be found, most with three or four bedrooms.  Generally these homes have square footage in the 2000s, but buyers may come upon one that is a little smaller or much larger.

In the past year, only seven homes were sold in Brushy Bend Park.  The median home size was four bedrooms, two baths, 2556 square feet, and the median sales price was in the mid-$400s.  Of the properties offered for sale, list prices ranged from a low of $265,000 to a high of $674,900.  The smallest home listed was 1818 square feet and the largest home was 4122 square feet.  Most homes had lots over one acre or two acres, though one home sat on .77 acres.  The other lots ranged from 1.02 to 2.46 acres.

Peace and quiet are the norm in this Round Rock neighborhood.  Brushy Bend Park is a terrific area for people who want to feel like they live in the country but who don’t want a long commute into Cedar Park, Round Rock, or Austin.  This community is popular with equestrians, as you can keep horses on your property in Brushy Bend Park.  Brushy Creek runs along the western side of the neighborhood, and there is a small fishing spot available.  Residents who live along the creek can enjoy the chance to kayak or fish for bass or crappie that run through the waters.

The neighborhood is under a homeowner’s association, the Brushy Bend Property Owners Association, which regulates development in the subdivision. Residents are also a part of the Brushy Creek Municipal Utility District, giving them access to the multitude of activities and recreation options offered by the Brushy Creek Parks and Recreation Department, which operates the Brushy Creek Community Center.  Membership in the BCCC allows access to gyms, racquetball and handball courts, indoor jogging track, personal trainers, weight room, and group fitness classes.  Brushy Creek’s Parks and Recreation Department also offers recreational programming for all ages, including multiple sports leagues, educational programs, fine arts classes, hike and bike trails, a community center garden, summer camps, and after school programs.

The Brushy Bend Park neighborhood straddles the attendance zone boundaries for two highly rated public school districts.
