Chisholm Valley is one of Round Rock’s older neighborhoods, filled with modest one-story brick and Austin stone homes. It was developed in the mid-1970s to early 1980s, and offers a great location in western Round Rock, just west of I-35, and just south of McNeil Road. This neighborhood has been a hot area lately due to its affordability, convenient location, and excellent public schools. Many of the homes have been completely renovated, but buyers can also find fixer-uppers at reasonable prices. In the past year homes in Chisholm Valley have sold in the low to mid-$100s, and they have sold quickly, often in just a few days, so buyers hoping to buy in this community must be prepared to act if a property they like comes on the market.

Chisholm Valley offers residents close access to two public parks for outdoor recreation. It is also a shoppers’ paradise, as it is within minutes of several expansive shopping areas, including Skyridge Plaza, which includes dozens of options for restaurants and entertainment, with everything from salons to a martial arts academy to Flix Brewhouse. A number of major employers, like Dell and Emerson, are also only a few minutes’ drive from the neighborhood.

Chisholm Valley offers a convenient location, just northwest of the intersection of two of Round Rock’s major roadways, I-35 and Toll 45, allowing residents easy access to all of Round Rock’s amenities, as well as a quick trip into Austin, Pflugerville, or Georgetown. It is located within the following boundaries: McNeil Road to the north, I-35 to the east, Buckboard Boulevard to the south, and Frontier Trail to the west. Homes in Chisholm Valley were constructed in the mid-1970s to early 1980s. A typical home in the Chisholm Valley neighborhood has one story, three bedrooms, two full bathrooms, and a two-car attached garage. Most have square footage in the low to mid-1000s. In the past year, 13 homes came on the market, and their square footage varied from 1151’-1810’. Lot sizes are .16-.20 acres. The neighborhood enjoys many mature trees and sidewalks throughout the community.

For the 13 homes that sold in the past year, list prices varied from $95,000-$195,000. They sold for $112,000-$192,000, or $63-134/square foot. These Chisholm Valley homes sold quickly; seven sold in four days or less, and three others sold in under two weeks. Of the remaining three, they sold in 37, 38, and 77 days, respectively, and these needed more extensive repairs and renovations.

A few blocks southwest of the neighborhood, you will find Frontier Park, which is spread over 6.92 acres of land. It includes two tennis courts, a basketball court, an open practice field, a .25 mile jogging/walking trail, and a playground with playscape. It, too, has covered picnic facilities with tables and grills for neighborhood gatherings.

Residents also prize Chisholm Valley’s convenient location near several of Round Rock’s largest retail and commercial centers, such as La Frontera Village, Skyridge Plaza, and Round Rock Crossing, giving residents a plethora of options for shopping, dining, and recreation.

 

Chisholm Valley Schools

Families desire this neighborhood because it is zoned to the Round Rock Independent School District, which is renowned for its excellent public schools. Prices for houses throughout Round Rock have increased rapidly in recent years, so Chisholm Valley’s home prices in the $100s allow young families and first-time buyers to enter the market within this school district.

The schools are all close by: the elementary school is located about half a mile west of Chisholm Valley, along Chisholm Valley Drive. The middle school is less than two miles from the neighborhood, and the high school is just over two miles northwest of Chisholm Valley.
