Lake Creek Park is a relatively new community in northwest Austin. The neighborhood is small, only about 36 acres, and is situated near several of the area’s major roadways, including Highway 183, Ranch Road 620, Toll Road 45, and Parmer Lane. In addition, it is only a few minutes from the Lakeline Station for Austin’s Metrorail, allowing a convenient mass transit commute to downtown Austin.

The northwest Austin area is booming, and Lake Creek Park gives buyers a price point in the $300s in a good public school district. It is close to the Parmer Lane corridor, home to a number of major high tech employers, including Apple, Electronic Arts, Ebay, and Paypal. Great shopping, dining, and entertainment options are just minutes away in the Lakeline area, which includes Lakeline Mall and several large shopping centers along 183 and 620.

Lake Creek Park was developed primarily between the years 2011-2013. Builders included David Weekly Homes and Scott Felder Homes. Lot sizes are smaller throughout this community, about .13 -.17 acres, which makes this neighborhood a great fit for people looking for newer construction and the privacy of a fenced backyard but without the expense and upkeep required with larger lots.

Homes constructed in Lake Creek Park typically have three or four bedrooms and two to three and a half baths with two-car garages. Square footage varies from the mid-1600s to low 3000s. Both one- and two-story homes are available, all with brick, stone, and stucco exteriors. Some homes back up to a greenbelt, giving additional privacy.

In the past year, four homes were listed for sale in Lake Creek Park. List prices ranged from the low to high $300s, or a price per square foot of $130-$180. All of these homes sold very quickly, anywhere from 3-13 days. The four properties sold for asking price or just slightly below asking price, from $300,000-390,000. So, if you are interested in living in Lake Creek Park, be prepared to move quickly and pay full price, because the market is hot.

Just south of the neighborhood, residents have easy access to Old Stage Park, which offers courts for tennis, basketball, and sand volleyball, as well as a park and playground. For dog lovers, there is a spacious off-leash dog park, and Lake Creek Park residents may apply for a discounted membership.

Several major retail and entertainment centers are located within a few minutes drive or walk from the area, including three movie theaters, such as the Regal Lakeline Mall and the Alamo Drafthouse Lakeline, as well as Main Event for arcade games, bowling and laser tag. Residents enjoy access to dozens of restautants and stores in and around Lakeline Mall, as well as abundant retail choices, with everything from local specialty stores, like Strait Music, to big box retailers like Super Target, Wal-Mart, Home Depot, and Kohls.
