The Brushy Creek area is made up of several communities running through the eastern part of Cedar Park and the western side of Round Rock, named for the creek which winds through it.  The portion of Brushy Creek located within the city limits of Cedar Park lies north of Brushy Creek Road, south of FM 1431, west of Williams Way, and east of Parmer Lane.  Subdivisions in Cedar Park that make up the Brushy Creek community include Ranch at Brushy Creek, Trailside at Ranch at Brushy Creek, and Reserve at Brushy Creek.

The Brushy Creek neighborhoods in Cedar Park were developed from the mid-2000s to present day, as population growth in the area boomed.  They are especially popular with families seeking neighborhoods with new construction, larger homes, and highly rated public schools.

The area is known for its great amenities and proximity to the region’s major employers and medical centers.  Both Williamson County and the city of Cedar Park are lauded for their excellent regional trail system and public parks. Plus, superb golfing is available just a few minutes away at the Avery Ranch Golf Club. The community’s location is very convenient for commuters, just a few minutes from the city centers for Cedar Park and Round Rock, and less than 25 miles from downtown Austin.  Those hoping for a mass transit commute into Austin are pleased that the Lakeline Station for Austin’s Metrorail is only about five miles away.

Homes in Brushy Creek in Cedar Park

Buyers looking in the Brushy Creek neighborhoods in Cedar Park will find newer resale homes, constructed from 2005 to 2016.  The homes were built by some of Austin’s most popular builders, including Buffington Homes, Grand Haven, Highland Homes, Mercedes Homes, Scott Felder, Sitterle, and Standard Pacific.  Square footage ranges from about 1900’ to almost 6000’.  The average home in this area has four bedrooms and four bathrooms with 3,349 square feet.  Lot sizes vary from .10 to .47 acres.  Buyers can find both one- and two-story homes in Brushy Creek, though two stories are the most common, and garage space for two to four cars.

In the past year, 140 homes have come on the market in this part of Cedar Park.  As you’d expect in areas with wide-ranging home sizes, list prices also vary widely, from the mid-$200s to the lower-$800s.  Homes at the upper end of this range tended to be quite large and were placed on larger lots or even on double lots.  The vast majority of homes in the neighborhoods here sell in the $300s-$500s range. The median sale price in the Brushy Creek area of Cedar Park last year was $443,000 or $136.24/square foot.

Features commonly found in these modern homes include four sides masonry, hardwood or tile floors, granite countertops, open floor plans, master suites,  sprinkler systems, surround sound wiring, and extensive outdoor landscaping.

The neighborhoods in the Brushy Creek area each offer master-planned community amenities, like neighborhood junior olympic pools, toddler pools with water features, and parks with playscapes.

One of the area’s most celebrated public golf courses, the Avery Ranch Golf Club, is located just south of the Brushy Creek area.  The course covers 226 acres, and offers panoramic views; rolling hills; water features, such as springs, ponds, and a 60-acre lake; and oak-lined fairways. The J.L. Lewis Golf Academy is onsite, allowing instruction from a two-time PGA Tour champion. Golf Digest awarded the course 4 1/2 stars and named it as one of the “Best Places to Play.”

The neighborhoods also have access to the Brushy Creek Regional Trail system, which has seven miles of trails, running from Cedar Park to central Round Rock and connecting many of the area’s neighborhoods to each other, as well as to retail centers and outdoor attractions. Two large popular public parks are nearby, including the Brushy Creek Lake Park with it’s 38-acre lake, water-splash park; three pavilions; playground; trails; labyrinth, and sand volleyball courts.  The Brushy Creek Sports Park gives residents access to a skate park, playgrounds, and sports fields for baseball, football and soccer.

Most of the Brushy Creek area in Cedar Park is zoned to the Leander Independent School District, but some homes on the southeastern side fall within the boundaries of Round Rock ISD.  Also, keep in mind, that due to the rapid growth in this area, these districts review attendance zones annually, so a student’s school assignment is subject to change.  Be sure to visit the school district websites at the links below and talk to your RJF Team Realtor, if you are looking to buy within the boundaries for a specific school.
