Brushy Creek refers to a rather large area of land, running roughly along its namesake stream, which encompasses several neighborhoods in western Round Round and Cedar Park. The portion of this area located within the city limits of Round Rock lies just south of Brushy Creek, north of Ranch Road 620/Toll Road 45, and along either side of Great Oaks Drive.  Several subdivisions make up the Brushy Creek community, including Brushy Creek North, Brushy Creek South, Corners of Brushy Creek, Meadows of Brushy Creek, Villages of Brushy Creek, and the Woods of Brushy Creek.

The Brushy Creek area in western Round Rock was largely developed from the late-1970s to mid-1980s, as buyers sought family-friendly areas in the suburbs north of Austin, though some homes were constructed as late as 2005-2007.  Some homes have large acreage lots with a country feel where you can even have horses, and some communities are master-planned, with amenities like neighborhood pools and parks.

The Brushy Creek area is known for its highly rated public school system; safe, suburban lifestyle; and great amenities, all within close proximity to the region’s major employers and medical centers.  The location is hard to beat, as it lies within a few minutes of the city centers for Cedar Park and Round Rock, and about 20 miles from downtown Austin.

The cities of Round Rock and Cedar Park, as well as Williamson County, are regarded for their excellent public park systems.  The Brushy Creek area boasts two of the locals’ favorites- Brushy Creek Lake Park and Brushy Creek Sports Park.

One thing buyers looking in the Brushy Creek area should consider is that the neighborhoods within it operate under variety of governing associations, including a MUD (Municipal Utility District), a PUD (Planned Utilization District) and some HOAs (Home Owners’ Associations).  As such, the utilities and services provided vary, and so do the taxations.  If all of these acronyms sound like an unfamiliar alphabet soup, the RJF Team would love to offer you our expertise, to help you choose the best property for your individual tastes and needs.

Homes in Brushy Creek

Buyers looking throughout the Brushy Creek area will encounter a wide variety of homes.  There are modest older houses of just over 1200 square feet to newer houses with square footage in the 3000s.  The average home in Brushy Creek has three bedrooms and two bathrooms and is sized at 1,662 square feet.  Lot sizes vary from .11 to .35 acres.  Buyers can find both one and two story homes in Brushy Creek.  Most houses have two-car garages, but occasionally you will come upon a one-car garage or carport.  Many homes have undergone extensive updates, but buyers can also find fixer uppers to customize to their liking.

In the past year, 45 homes have come on the market in this part of Round Rock.  List prices varied from the mid-$100s to the lower-$300s.  The median sold price in the Brushy Creek area in the past year was $203,545, or a sold price per square foot of $130.  List prices ranged from $169,900 to $329,000.  These homes sold for $100-166/square foot.  The market has been hot in this area, and homes don’t tend to stay on the market for long; in fact, the median time on the market in the past year is only five days.  Buyers should be prepared to pay close to or even above full list price.

Some homes have septic systems, some have utilities run by the city or the Brushy Creek MUD.  Some neighborhoods have homeowner’s associations which provide additional development restrictions as well as amenities in their neighborhoods. Sought-after homes in the area back to greenbelts or the creek for additional privacy and natural beauty.

Brushy Creek Amenities

Brushy Creek is an outdoor enthusiast’s paradise, and there are more recreational options than hours in a day here. The Brushy Creek Regional Trail systems offers seven miles of trails, running from Cedar Park to central Round Rock and connecting many of the area’s neighborhoods, retail centers, and outdoor attractions.  This offers Round Rock residents a healthy and peaceful commute option as well as preserving the city’s beautiful natural scenery.

Brushy Creek Lake Park offers a 38-acre lake with canoe and kayak launch and fishing pier; a water-splash park; three pavilions; playground; hike and bike trails; nature trails; sand volleyball court; wildlife observation area; and even a labyrinth.  The Brushy Creek Sports Park gives many options for free family fun, with the area’s first skate park, as well as fields for baseball, football and soccer, and playground areas.

The majority of neighborhoods belong to the Brushy Creek Municipal Utility District, which includes the extensive offerings of the Brushy Creek Parks and Recreation Department.  Residents are eligible to purchase an affordable membership to the Brushy Creek Community Center, giving access to two regulation gyms, racquetball and handball courts, and indoor jogging track, game room, weight room, child play area, personal trainers, and group fitness classes.  The Brushy Creek Parks and Recreation Department also offers recreational programming for children, adults, and senior citizens, including multiple sports leagues, educational programs, fine arts classes, hike and bike trails, a community center garden, summer camps, and after school programs.

 

Brushy Creek Schools

The Brushy Creek area is located within the boundaries for the Round Rock Independent School District.
