Fern Bluff is a deed-restricted, well-established neighborhood of 274 homes in west Round Rock, Texas. The neighborhood was developed from 1986 to 1998. The Fern Bluff community can be best described as quiet, mature, and family-friendly, with plentiful parkland and excellent public schools, including its namesake elementary school inside the neighborhood.

The Fern Bluff MUD developed six parks in the area, and three of these lie within the neighborhood: Fern Bluff Park, Brightwater Park, and Veterans Memorial Park. Picnickers can enjoy the covered pavilions, BBQ pits, picnic tables, benches, and water fountains, while the youngest residents delight in child and infant swings and playscapes.
Veterans Memorial Park was established to honor American Veterans of War. It lies on two acres of beautiful parkland and features a memorial surrounded by large American and Texas flags, and flags from each branch of the military: Army, Air Force, Navy Marines, and Coast Guard, as well as a Wall of Honor and a Battlefield Cross statue. The youngest visitors in the park enjoy a toddler playscape and train.
The MUD also operates the 6600 square foot Fern Bluff Community Center with several rooms, which can be reserved for events, parties, community gatherings and meetings, for up to 225 guests. The facility includes a dance floor, large gas fireplace, beamed ceiling, large catering kitchen, and an outdoor patio. The community center offers classes in martial arts for children year round, and a variety of other classes, like cooking or robotics, for both children and adults at various times throughout the year. In the summer the center frequently hosts camps for children, such as the Mad Science Summer Camp.
The neighborhood also offers large dedicated greenbelt areas and miles of crushed granite and concrete jogging and walking trails. These trails connect in several points to the extensive several Williamson County Regional Trail System.

The Fern Bluff neighborhood is zoned to the desirable Round Rock Independent School District. The elementary school is located within the neighborhood, allowing families to walk or bike. The middle and high school for the neighborhood are also convenient, located about two miles away.
