Forest Oaks is a 197-acre master-planned community of just under 600 lots, developed between the years 1999-2010.   A unique feature of the neighborhood is that homes in the northern part of Forest Oaks, north of Park Street, are cottage-style homes with exterior siding and quaint yesteryear features like white picket fences, covered front porches, and garages located in the rear, off an alleyway. Homes through the rest of the neighborhood are made of exterior brick and stone with front entry garages and newer-model suburban architecture.  A wide range of prices and home sizes, from 1,200 square feet to over 4,000 square feet, are available, making Forest Oaks a great option for buyers in many ages and stages of life.

A greenbelt and park with hike and bike trail run through the center of the neighborhood, and Forest Oaks residents have access to great recreational offerings, like the community’s parks, pools, and playscapes.

The area is popular with families looking to buy in the highly regarded Leander Independent School District, as the neighborhood’s schools are all conveniently located within a five minute drive.  It is also popular with high tech industry employees, since a number of the area’s major tech companies are nearby, such as Freescale, Apple, PayPal, Samsung, and Sun Microsystems. Forest Oaks is only three miles from the Lakeline Station for Austin’s Metrorail, allowing an an easy mass transit commute to downtown Austin.

Forest Oaks is a completed neighborhood; development finished in 2010.  The neighborhood’s home builders included some of Austin’s most well-known, including D.R. Horton, Gehan Homes, Legacy Housing, Meritage Homes, Morrison Homes, Newmark Homes, and Ryland Homes.  With so many builders, buyers enjoy a wide selection of available home designs.  Square footage varies widely, from the 1500s to over 4000’.

Homes in the northern part of the community, north of Park Street, have a cottage-style architecture with exterior siding and front porches.  Garages are located in the rear of the houses, off a common alleyway. Lots are enclosed by white picket fences.  Generally, these homes have smaller square footage and lower prices than the remainder of the neighborhood. Homes through the rest of Forest Oaks are constructed with exterior brick and stone.  They are typically two stories with front entry garages and feature more square footage than the cottage homes.

List prices in Forest Oaks vary from $195,000-$450,000.  In the past year homes sold anywhere from $196,500 to $435,000, or a range of $85-$158/square foot.  Most of the houses in Forest Oaks have three to five bedrooms, though two bedroom homes do exist.  They generally have two to four bathrooms, and two- or three-car garages.  Lot sizes vary from .11 to .37 acres.  Some of the homes back to the Forest Oaks greenbelt that runs through the center of the community, giving owners additional privacy.

Forest Oaks Amenities

Forest Oaks prides itself on being an active, family-friendly community.  It is governed by the Forest Oaks Homeowner’s Association, which manages its two pools, three playscapes, basketball court, and community center.  For those who love the great outdoors, there is a greenbelt running through center of the community with a 2.5 mile wooded hike and bike trail.

One of the pools in Forest Oaks, located at the southern edge of the neighborhood is a junior-olympic sized pool with nearby basketball court, playscape, and grilling area.  The second, located in the northern part of the neighborhood, adjacent to the community center, offers a beach-type walk-in pool with water slide and a playscape.  Both locations give residents covered seating areas with tables, restroom and child changing tables, and lifeguards on duty.  There is also a third playscape available in the neighborhood, at a park situated along the greenbelt.  The community center offers a clubhouse which residents may rent for personal use, like parties or meetings.

Residents of Forest Oaks enjoy direct access to the extensive trail system of Cedar Park, one of the city’s crowning jewels.  It has over 22 miles of concrete and crushed gravel trails connecting major spots in the city, allowing residents to use the trails for recreation or a healthy car-free commute to work or schools.


Forest Oaks Schools

Forest Oaks students are zoned to the well-regarded Leander Independent School District. One of the fastest growing school districts in the state, LISD serves over 36,000 students at 39 campuses.  Families in this neighborhood enjoy quick access to their public schools.  Cox Elementary is located at the entrance to the neighborhood, permitting children to walk or bike to school. The middle and high school are also close, about two miles east of Forest Oaks.
