Greenlawn Place is an established Round Rock community located on the eastern side of I-35 in Round Rock, just north of the campus for Dell, Round Rock’s largest employer. If you work at Dell, your commute could consist of a few minutes’ walk on tree-lined streets through the neighborhood.

The Greenlawn Place community was developed primarily in the 1990s, though there has been a small amount of recent construction on formerly undeveloped lots.  With homes priced in the mid- to high-$100s, this area is an affordable option for families hoping to buy within the boundaries of the desirable Round Rock Independent School District, as well as for first-time home buyers.  Greenlawn Place is also attractive to buyers because it is located minutes from the intersection of I-35 and Toll Road 45, giving a quicker commute to Austin, downtown Round Rock or Pflugerville.

The Greenlawn Place neighborhood runs along Greenlawn Boulevard, which also serves as its western border.  It is south of Gattis School Road, north of Dell Way, and its eastern border is Catherine Court.  It is in Williamson County in the 78664 zip code.

Homes in Greenlawn Place

Most of the houses in Greenlawn Place were built in the 1990s.  The neighborhood consists primarily of single family homes, with a few duplexes at the northern edge of the neighborhood.  Some new construction of duplexes occurred in 2016.  Most homes in this community have square footage in the mid-1000s.  The average-sized house in Greenlawn Place is a three bedroom, three bath home with 1,679 square feet.

Homes here usually sell in the mid- to high-$100s.  In the past year, 13 properties came on the market.  List prices for these 13 homes ranged from $146,000 to $238,500.  Only one home was listed above $200,000, and this house was much larger than average for the neighborhood, at 2,748 square feet.  The median sales price was $170,000, or $114.46/square foot.  Homes in this conveniently located and affordably priced neighborhood have been selling very quickly.  The median days on market for homes listed in Greenlawn Place is only four days.

Features typically found in Greenlawn Place homes are brick exteriors, covered rear patios, walk-in closets, master bathrooms with separate showers and garden tubs, and good sized lots of .11-.20 acres with mature trees and landscaping.

Greenlawn Place Amenities

Residents have access to a small neighborhood pool with covered gazebo and restroom facilities, which is managed by the Greenlawn Place Homeowners Association.  At the northern edge of the community, residents enjoy Greenlawn Park, located at the north end of Greenlawn Boulevard. This public park from the city of Round Rock covers more than seven acres of land and includes a quarter mile of hike and bike trail. A small stream meanders through the park and offers a fishing pier.  The trail at Greenlawn Park connects to the neighboring Kensington Park and Greenbelt, giving visitors access to that park’s recently renovated playground, pavilion, picnic tables, grills, park benches, and an additional 2/3 mile of crushed granite trail.

In addition to these amenities within the neighborhood, Greenlawn Place is only a half mile south of the Clay Madsen Recreation Center.  This public center from Round Rock’s Parks and Recreation Department offers an extensive menu of fitness, wellness, and education programs for all ages.  The facilities include two full-sized gymnasiums, four racquetball courts, a six-lane lap pool, a cardio/weight room, meeting rooms, kitchen, and game room.  There is even babysitting on site to allow parents a chance to work out without interruption.  Everyone can find options to play or learn at the rec center, through their children’s camps, therapeutic recreation for children with special needs, and classes for children and adults.

The prime location of Greenlawn Place allows easy access to some of Round Rock’s largest retail centers.  The neighborhood is less than two miles from the intersection of I-35 and Tollway 45, where there are dozens of restaurant and shopping options on all sides.  This includes the La Frontera area, a 330-acre master-planned commercial site that includes retail stores, restaurants, office space, a hotel, and a hospital.

Children in Greenlawn Place attend schools in the Round Rock Independent School District.  A special feature of the public high school for the neighborhood is that it offers a fully aligned Visual Performing Arts academy.  Students in the academy have the opportunity to pair academic classes with their passion to excel in Fine Arts, utilizing the theaters, dance spaces and student art gallery.
