Meadows at Chandler Creek is a pleasant suburban neighborhood in eastern Round Rock with plentiful community amenities.  It was developed between the mid-1980s to mid-1990s.  Buyers are drawn to the Meadows at Chandler Creek for its affordable prices, which are typically in the mid- to high-$100s, great planned community amenities, nearby Round Rock ISD schools, and opportune location near major roadways and employers.

Meadows at Chandler Creek runs along both sides of A.W. Grimes Boulevard, south of Old Settlers Boulevard and north of Highway 79. Properties in Meadows at Chandler Creek are in Williamson County and fall in both the 78664 and 78665 zip codes.

Residents enjoy that their neighborhood is positioned just minutes from the area’s most popular recreation spots, including Round Rock’s impressive public parks, Old Settlers Park, The Rock’n River Family Aquatic Center, and the Play for All Abillities Park.  It is also just two miles west of the Dell Diamond, home stadium of the Round Rock Express, the city’s AAA Texas Rangers-affiliate baseball team.

Development of the neighborhood occurred primarily from the mid-1980s through the mid-1990s.  The average home size in the Meadows at Chandler Creek is approximately three bedrooms, two bathrooms, and 1,611 square feet.  Buyers can find a variety of home sizes in this large suburban neighborhood, though, anywhere from less than 1000 square feet to over 2,600 square feet.  The homes at the smaller end of the size range, with square footage in the 900s to 1200s have been selling especially fast.  Buyers are snapping up these properties at prices from $125,000-$150,000.

Home prices within the Meadows at Chandler Creek range from the low $100s to mid $200s, with most falling in the mid-to high $100s.  In the past year, 23 homes were listed for sale at a price range of $125,000 to $249,900, with a median list price of about $117/square foot.  Because this neighborhood is affordable with attractive amenities and location, homes have been moving very quickly.  Of all of the properties sold, the median days they stayed on the market was only five days, and the majority sold for well above list price.  Buyers desiring to buy in Meadows at Chandler Creek should prepare themselves to move quickly and know that they might encounter a bidding war with other home shoppers.

The majority of homes in this neighborhood are on lots sized between .11-.17 acres.  Meadows at Chandler Creek homes typically feature brick exteriors, cathedral ceilings, hardwood or tile floors in main living areas, and back patios.  Many of the homes have received updates, but investors looking for a fixer upper to flip can find older properties in need of renovation as well.

Meadows at Chandler Creek Amenities

This community falls under the Chandler Creek Municipal Utility District and the Chandler Creek Homeowners Association, which work together to manage parks and recreation facilities for this community.  Within the neighborhood, residents have access to a large, beautiful park with a swimming pool, two lighted tennis courts, lighted basketball courts, a volleyball court, a soccer/football field, a softball field, a lighted and paved walking trail, covered pavilion, three playgrounds, and picnic facilities with BBQ pits, picnic tables, and benches.  A number of these amenities have been renovated recently, including a new covered playground and renovations to the swimming pool, which is open year-round for residents.

Just a few minutes east of Meadows at Chandler Creek lie two of Round Rock’s most popular parks.  The city has newly expanded its waterpark at The Rock’n River Family Aquatic Center, where residents thrill to ride the extensive water slides and roam the massive Sprayground Play Unit, and lounge in the lagoons, pools, cabanas.  Old Settlers Park, to the east of Meadows at Chandler Creek, offers 645 acres of fun, including dozens of sports courts and fields; large tournament soccer, baseball, and softball complexes; and a plethora of playgrounds, picnic and BBQ areas; trails, fishing areas, and a disc golf course. The city also regularly holds community festivals and concerts at Old Settlers Park.  Families with young children love that this neighborhood is only five minutes north of the Play For All Abilities Park, Round Rock’s unique playground offering 51,000 square feet of centers designed to accommodate children of all abilities for play, therapy, and fun.

 

Meadows at Chandler Creek Schools

Meadows at Chandlers Creek families are zoned to the prized Round Rock Independent School District.  Both the middle and high schools are located at the western edge of this neighborhood, making it exceptionally convenient for these students to walk or bike to school on quiet neighborhood streets.  The elementary school lies within the neighborhood and can be accessed by a walking trail, the Chandler Creek Trail, giving these students a short and safe walk or bike to school as well.  All three of the public schools for this neighborhood have received “Exemplary” ratings from the state.
