The Plantation is a small neighborhood of luxurious custom homes, developed during the 1990s and early 2000s, in western Round Rock.  The community is known for its opulent 3,000-5,000 square foot houses on large wooded lots, approximately half an acre each, and also for the series of classic lampposts placed on each lot throughout the community.  These prized features, along with its very convenient location inside the triangle formed by Sam Bass Road, West Old Settler’s Boulevard, and I-35, make The Plantation a highly desirable community among buyers looking in Round Rock.

The Plantation neighborhood is located about one mile west of I-35, near the intersection of West Old Settler’s Boulevard and Plantation Drive. The northern border of The Plantation is West Old Settler’s Boulevard, and the western edge lies along Creek Bend Boulevard.  The eastern and southern edges of the neighborhood lie along Plantation Drive. The Plantation is located in Williamson County and falls within the 78681 zip code.

Homes in The Plantation

Homes in The Plantation were built in the 1990s and early 2000s by a variety of  custom home builders.  Prices range from the $500s to $700s. Lot sizes are large, varying from just under a half acre to three quarters of an acre.  Homes tend to be grand in this neighborhood, with high-end features like pools, spas, gourmet kitchens, media rooms, and opulent master bathrooms.  Luxurious upgrades buyers can expect as standard in this neighborhood include four sides brick or stone exteriors, hardwood or marble floors, crown moldings, plantation shutters, extensive landscaping with sprinkler systems, and security systems.

Buyers will find both one- and two-story houses in The Plantation.  Typical homes have four to five bedrooms, three and a half to four and a half bathrooms, two to four living areas, and three-to four-car garages.  Square footage runs in the high 3,000s to over 5,000 square feet.

There is not much turnover in this small community.  In the past year, only four homes came on the market.  These sold within a wide price range, from $462,000-$781,500, or $99-175/square foot.  At the lower end of the range the homes were smaller and had not been renovated recently.

The Plantation Amenities

Residents of The Plantation enjoy wide sidewalks, classic lamppost lighting throughout the community, and the peace and quiet afforded by the large lots and small community setting.

Nearby, there are two public parks for recreation.  About one mile east of The Plantation, Round Rock’s Somerset Park gives access to a full basketball court, playscape, barbecue grills, and picnic facilities, and a 0.20 mile trail.  Just north of The Plantation, on the other side of West Old Settler’s Boulevard, lies Behrens Ranch Park, which offers hundreds of acres of natural beauty.  Though currently undeveloped, Round Rock has voted to create an additional 3.5 miles of trails within this passive metropolitan park, which will give residents plenty of acreage to roam.

The Plantation also offers a prime location, close to Round Rock’s major higher education centers, including campuses for Texas A&M Health Science Center, Texas State University, and Austin Community College, as well as some of the largest employers in the region, like Dell and TECO/Westinghouse.

The Plantation neighborhood is zoned to the highly rated Round Rock Independent School District. The public elementary, middle, and high schools for this neighborhood have all received an overall “Exemplary” rating from the state.  Younger students can walk to Old Town Elementary, which is just a block east of Plantation Drive.  The remaining schools are also close, with the middle school about one and a half miles west, and the high school just three to four miles south.  Children in The Plantation attend:
