Saddlebrook Estates is a small community in northeastern Round Rock, consisting of about two dozen properties with large lots. This neighborhood is a great fit for buyers who want a country lifestyle but don’t want to sacrifice the convenience of city living. Homes were custom built over a period of time, so no two are alike, and lot sizes are at least half an acre, often more.
The neighborhood runs along Fairview Drive, and is surrounded by undeveloped ranch land to the north and two small neighborhoods, Pecan Hills and Settlers Overlook, to the south. Saddlebrook Estates is located within the following boundaries: east of North A.W. Grimes Boulevard, north of East Old Settlers Boulevard, west of Bluffstone Drive and Summerwalk Place, and south of County Road 112. It is in Williamson County and falls in the 78665 zip code.
Properties in Saddlebrook Estates consist of custom-built homes, many of which were built in the 1980s. Most of the houses have brick or Austin limestone exteriors. Because the homes were built individually over a period of time, architecture varies. Houses typically aren’t large, usually with square footage in the 2000s. Lot sizes, however, are fairly large, usually half an acre or more. These homes have septic systems. Some of the homes have pools or hot tubs, some have fences, and some do not.
There is very little turnover in Saddlebrook Estates. In fact, in the past few years, only one home was listed for sale, and that was in the year 2014. It was a two story, 2,014 square foot home with three bedrooms and three bathrooms. This house sat on .57 acres and was built in 1985. It had undergone quite a bit of renovation, including the kitchen, bathrooms, and flooring, and it also had a pool hot tub, and tankless water heater. Though it may feel like rural living in Saddlebrook Estates, city conveniences are close by. Only about five miles northwest, residents find a plethora of options for shopping, such as the Round Rock Premium Outlet Mall and IKEA. Dozens of restaurants can be found in and around these two major retail areas. In addition, Saddlebrook Estates is located just two to three miles from Round Rock’s university area, which contains campuses for Texas A&M Health Science Center, Texas State University, and Austin Community College.
Residents also enjoy quick access to the region’s major roadways, so they can easily commute to work or play in Austin, Cedar Park, Round Rock, or Leander. Saddlebrook Estates is less than four miles east of I-35, about 3.5 miles south of 1431, and three miles north of Highway 79.

Saddlebrook Estates is served by the highly-rated Round Rock Independent School District, which oversees 33 elementary schools, 11 middle schools and six high schools. The district also offers five special interest magnet programs and the International Baccalaureate Program. Approximately 47,500 students attend schools in the rapidly growing district, which covers the city of Round Rock, as well as parts of Cedar Park and Northwest Austin.
