Shadow Brook is a small, well-kept neighborhood on the western side of Round Rock, just west of I-35, that was developed in the early 1980s. Lots are fairly large, running .3-.4 acres, filled with mature trees offering abundant shade. Most of the homes lie along one circular drive, Shadow Brook Circle, so traffic is light in the neighborhood, usually residents only. Houses are constructed of brick or native Austin limestone exteriors and feature side-entry garages. Prices for these homes run in the mid-$200s to low $300s.
Residents enjoy a private pool and tennis courts in Shadow Brook, and Lake Creek runs through the northern section of the area. The neighborhood is popular with families due to its highly rated schools, low traffic streets, and its location close by several major roadways. Commuters can reach Toll Road 45, Loop 1, or Interstate 35 in five minutes or less.
Shadow Brook is located just north of the adjacent Cimarron neighborhood, which is north of McNeil Drive. It is east of O’Connor Drive, west of Creekview Drive, and south of Lake Creek. A part of Williamson County, Shadow Brook is in the 78681 zip code.

Homes in Shadow Brook were built in the early to mid-1980s. They generally have square footage in the 2000s with an average of four bedrooms, two to three bathrooms, and two car garages. Lot sizes are fairly large, .30-.40 acres, with numerous mature trees. Many of the homes are two stories, but here and there buyers will find a one-story house. Architecture tends to be traditional, with exteriors of brick or native Austin limestone.
Homes don’t turn over much in this small, coveted neighborhood. In the past two years, only five homes were offered for sale. List prices ranged from a minimum of $234,900 to a maximum of $309,900. All of the homes sold for very close to list price or even above list price. When houses came on the market, they sold quickly; median days on market was only 13 days. All properties sold in less than 26 days. Median sales price for these homes was $265,000, and they sold within a range of $109-$145/square foot.
Homes and yards in the neighborhood tend to be well-maintained. Buyers looking for a cheap, run down, fixer upper will probably be out of luck in Shadow Brook. Properties selling at the upper end of the price range had been recently remodeled with updated kitchens, baths, and master suites. Some owners have updated their houses with popular modern features like tankless water heaters and granite countertops.

Residents prize their convenient location in Shadow Brook, just half a mile from McNeil Road, roughly 1.5 miles from Toll Road 45 and Loop 1, and two miles from I-35, allowing for an easy commute to Round Rock, Austin, or Georgetown employers. One of Round Rock’s major employers, Dell, is only four miles east.
Shadow Brook is also near two of Round Rock’s largest retail centers, La Frontera Village and Round Rock Crossing, both of which are located less than ten minutes away. Also nearby, about five minutes’ drive, local entertainment favorite Flix Brewhouse gives residents a great nightspot to dine on delicious meals or craft beers while watching the latest hit movies on the big screens.

Two reasons families are drawn to the Shadow Brook neighborhood are the excellent public schools in the Round Rock Independent School District, and the fact that all of the schools are close by. The elementary and middle schools are only a mile away from Shadow Brook, and the high school is less than two miles away, all reached through connecting neighborhood streets, not busy major roadways. Though Round Rock is a rapidly growing community and school district, this part of the city is well-established, so school boundaries in Shadow Brook have remained consistent for years, which is also appealing to families shopping for homes. All three of the public schools Shadow Brook students attend have received overall ratings of “Exemplary.”
