Neighborhood Sales Averages for May

Home sales in Paloma Lake grew 25 percent year-over-year with 25 homes closing and another 13 homes currently pending under contract. The closed homes had an average sold price of $334,540, an 8.6 percent increase over May 2016, and an average price per square foot of $131.66, an 8.7 percent increase. This is great news for Paloma Lake home owners thinking about selling in the near future!

Inventory in Paloma Lake picked up again with 54 homes currently on the market for sale. These homes range from a 2,083 square foot 1 story resale home with 3 bedrooms and 2 baths listed for $264,500 to a 3,226 square foot 2 story new build with 4 bedrooms and 4 full baths listed for $450,422. The average list price of all inventory in Paloma Lake is on par with the Round Rock average at $351,788 while the average days on market is slightly higher at 80.

Of the 54 homes for sale, 29 of them are resale homes with an average list price of $342,695. They’ve been on the market for 73 days on average and 10 homes have had recent price reductions. The 25 new build homes that are currently for sale have an average list price of $365,097 and have been on the market an average of 92 days. While a few from 2016 have seen recent price reductions, more new builds have had recent price increases as the price of materials and labor have risen in the last few weeks.
