Neighborhood Sales Averages for May

Sonoma home sales jumped significantly in May with 11 homes closing and another five currently pending under contract. This was a 22.2 percent increase of sold homes compared to May 2016. The average sold price of $295,009 was a 4.2 percent decrease year-over-year, but the average sold price per square foot rose 2.1 percent to $121.86. Days on market increased sharply, but still averaged a mere 36 days. Overall Sonoma’s housing market looked very strong in May.

Unlike last year, there’s a larger inventory of homes for sale in Sonoma, including 15 currently on the market. The homes currently listed range from a 2,416 square foot 2 story with 3 bedrooms and 2.5 baths listed for $280,000 to a 3,622 square foot 2 story with 4 bedrooms and 4 full baths listed for $395,000. Overall the average list price of $318,416 is nearly $30,000 less than the East Round Rock average while the average days on market of 58 is more than two weeks less than the city average.

By the end of May 2016, Sonoma had seen 28 homes closed. So far this year, the neighborhood has had 27 sold homes. With a reasonable amount of inventory for sale and a moderate 2016 summer of sales, the neighborhood could out-pace itself easily within the next few months. Even with an increase in prices, Sonoma will always be an attractive neighborhood for growing families and anyone looking for a lovely, quiet neighborhood in a convenient location.
